Message from The President

Have you heard "your friends can make you fat"?  A recent study suggests that obesity is "socially contagious," spreading from one person to another like a disease.  Geographic distance between friends doesn't matter - the influence of friendship is the same whether the friends live next door or 500 miles away, according to a recent report by the New England Journal of Medicine.  What does this have to do with real estate?  Everything!  I have always said, "what ever you have it is contagious"!  If you are a winner - you are more likely to hang around other winners.  If you are a loser - you are more likely to not hang around with anyone!  On May 22nd our company established a corporate partnership with The Mike Ferry Organization (MFO).  Why?  Because I want all of our agents to surround themselves with winners that follow proven methods of MFO.  Our company is now associated with more winners and you have a choice to make.  You can keep doing what you always do, get the same results and think something will eventually change.  Or, you can embrace your ability to now attend programs designed for winners or agents that want to be winners - remember, who you spend time with will have an influence on your success.  The company's decision to align with MFO will have a direct impact on your success ONLY if you recognize how contagious it can be for you to be around more winners.  I cannot think of anything more timely than my message to you to change your "mindset" to increase your success by registering NOW for the Action Workshop scheduled for August 16 and 17.  Carpe diem - seize the moment, seize the opportunity, align yourself with MORE winners and believe in the proven track record of The Mike Ferry Organization.  My professional friends, next door or 500 miles away, are all winners because I recognize their impact on my performance and "mindset".  I am going to give away one FREE registration to the Action Workshop to an agent that lets me know they read this article via email and is registered for the Action Workshop by no later than Friday, August 10th.  I will do the drawing during our Wednesday Sales Meeting on August 15 and the winner must be present for the $175 savings opportunity.    ~Darrell Plummer

The Commercial Group is proud of two new listings.  Adam Wexelblatt and Cherish La Fleur have obtained a JimBoy’s Taco Restaurant for $1,000,000 that produces a 6% capitalization rate. Tyler Clay has listed North Valley Self Storage Facility for $16,500,000 that produces a 6.62% capitalization rate. A capitalization rate can be derived by dividing the net operating income of the property by the price.  The capitalization method of valuation is more effective way to analyze properties than other methods such as gross rent multipliers.  If you have any questions on capitalization rates please see Tyler Clay.
